Your Property
- Copy of signed sales contract including all riders
- Verification of the deposit you placed on the home
- Names, addresses and telephone numbers of your realtor and insurance agent (if known)
Your Income
- Copies of your pay-stubs for the most recent 30-day period and year-to-date
- Copies of your W-2 forms for the past two years
- Names, addresses, and current phone numbers of all employers for the last two years
If self-employed or receive commission or bonus, interest/dividends, or rental income, call us and we will let you know what documentation is needed for your specific circumstances.
Other Sources of income such as may need more or less documentation to be considered such as:

Source of Funds and Down Payment
- Sale of your existing home - provide a copy of the signed sales contract on your current residence and statement or listing agreement if unsold (at closing, you must also provide a settlement/Closing Statement)
- Savings, checking or money market funds, stocks and bonds - provide all pages of last two months bank statements
- Gifts - We can provide a Gift Letter for all Gift Funds
Debt or Obligations
- After your authorize us, we will obtain the lender required Tri-Bureau credit report. If you have other debts or obligations (such as student debt) let us know.
- If you are paying or receiving alimony, child support, or disability, call us and we can let you know what documentation you will need.
